NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated January 3, 2019, entered in Case No. 11-002211-CI of the Circuit Court of the Sixth Judicial Circuit, in and for Pinellas County, Florida, wherein Federal National Mortgage Association is the Plaintiff and FLORINA AHUTAJ AS TRUSTEE FOR THE 309 AVANDA LAND TRUST DATED MARCH 25, 2009; ARBEN ZHUTAJ; ARBEN ZHUTAJ NATURAL PARENT GUARDIAN FOR ALBION ZHUTUJ, AS BENEFICIARY OF THE 309 AVANDA LAND TRUST DATED MARCH 25, 2009; UNKNOWN BENEFICIARIES OF THE 309 AVANDA LAND TRUST DATED MARCH 25, 2009; ANY AND ALL UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER, AND AGAINST THE HEREIN NAMED INDIVIDUAL DEFENDANT(S) WHO ARE NOT KNOWN TO BE DEAD OR ALIVE, WHETHER SAID UNKNOWN PARTIES MAY CLAIM AN INTEREST AS SPOUSES, HEIRS, DEVISEES, GRANTEES, OR OTHER CLAIMANTS; MORTGAGE ELECTRONIC REGISTRATION SYSTEMS INCORPORATED AS NOMINEE FOR BAC HOME LOANS SERVICING, L.P.; HIBISCUS GARDENS ASSOCIATION, INC.; TENANT #3 N/K/A JUAN LOPEZ; AND TENANT #4 N/K/A ENRIQUE RAMOS are the Defendants, that Ken Burke, Pinellas County Clerk of Court will sell to the highest and best bidder for cash by electronic sale at www.pinellas.realforeclose.com, beginning at 10:00 AM on the 8th day of May, 2019, the following described property as set forth in said Final Judgment, to wit:
A PART OF LOTS 22 AND 23, BLOCK I, HIBISCUS GARDENS, ACCORDING TO THE PLAT THEREOF AS RECORDED IN PLAT BOOK 14, PAGES 55 THROUGH 59 INCLUSIVE OF THE PUBLIC RECORDS OF PINELLAS COUNTY, FLORIDA, BEING FURTHER DESCRIBED AS FOLLOWS:
FROM THE NORTHWEST CORNER OF SAID LOT 22, RUN THENCE SOUTHWESTERLY (ALONG THE NORTHWESTERLY BOUNDARY OF SAID LOT 22) ALONG A CURVE TO THE RIGHT, ARC 21.04 FEET., CHORD 21. 29 FEET., AND RADIUS OF 40.00 FEET FOR THE POINT OF BEGINNING: THENCE RUN SOUTHEASTERLY 116.35 FEET TO A POINT IN THE EASTERLY BOUNDARY OF SAID LOT 22, SAID POINT LYING SOUTHWESTERLY (ALONG THE EASTERLY BOUNDARY OF SAID LOT 22) FROM THE NORTHEAST CORNER OF SAID LOT 22, ALONG A CURVE TO THE RIGHT, ARC 82.45 FEET., CHORD 81.60 FEET., AND RADIUS 165.50 FEET.; THENCE SOUTHWESTERLY (ALONG THE EASTERLY BOUNDARY OF SAID LOTS 22 AND 23) ALONG A CURVE TO THE RIGHT, ARC 81.73 FEET., CHORD 80.90 FEET., AND RADIUS 165.50 FEET., THENCE NORTHWESTERLY 120.0 FEET TO A POINT IN THE NORTHWESTERLY BOUNDARY OF SAID LOT 23, SAID POINT LYING SOUTHWESTERLY (ALONG THE NORTHERLY BOUNDARY OF SAID LOTS 22 AND 23) FROM THE POINT OF BEGINNING ALONG A CURVE TO THE RIGHT, ARC 21.29 FEET CHORD 21.04 FEET AND RADIUS 40.0 FEET THENCE NORTHEASTERLY (ALONG THE NORTHERLY BOUNDARY OF SAID LOTS 22 AND 23) ALONG A CURVE TO THE LEFT, ARC 21.29 FEET CHORD 21.04 FEET AND RADIUS 40.0 FEET TO THE POINT OF BEGINNING.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
