NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of foreclosure dated August 14, 2019, and entered in Case No. 11-2017-CA-001329-0001-XX of the Circuit Court of the TWENTIETH Judicial Circuit in and for COLLIER COUNTY, Florida, wherein U.S. BANK NATIONAL ASSOCIATION, AS TRUSTEE FOR J.P. MORGAN MORTGAGE TRUST 2004-S2, MORTGAGE PASS-THROUGH CERTIFICATES, is Plaintiff, and THE UNKNOWN HEIRS OR BENEFICIARIES OF THE ESTATE OF JENNIFER L. PHIPPS A/K/A JENNIFER L. WISNAR A/K/A JENNIFER LYNN WISNAR, DECEASED, et al are Defendants, the clerk, Crystal K. Kinzel, will sell to the highest and best bidder for cash, beginning at 11:00 A.M. the lobby on the third floor of the Courthouse Annex Collier County Courthouse, 3315 Tamiami Trail East, Naples, FL 34112, in accordance with Chapter 45, Florida Statutes, on the 12th day of September, 2019, the following described property as set forth in said Final Judgment, to wit:
Unit 203, Building 55 of SHERWOOD VI, a Condominium according to the Declaration of Condominium thereof as recorded in Official Records Book 3231, page 2462, of the Public Records of Collier County, Florida, and all amendments thereto, together with its undivided share in the common elements.
If you are a person claiming a right to funds remaining after the sale, you must file a claim with the clerk no later than the date that the clerk reports the funds as unclaimed. If you fail to file a claim, you will not be entitled to any remaining funds. After the funds are reported as unclaimed, only the owner of record as of the date of the lis pendens may claim that surplus.
