NOTICE IS HEREBY GIVEN that pursuant to a Final Judgment dated August 15, 2019, entered in Case No. 2019-CC-001235CCAXES, of the County Court of the Sixth Judicial Circuit in and for Pasco County, Florida, wherein LAKE COMO CO-OP, INC., a Florida non-profit corporation, is the Plaintiff, BEN ALAN SHIPE, JR. and YVONNE MICHELLE DEVAULT, AS HEIRS AT LAW OR BENEFICIARIES OF THE ESTATE OF BEN ALAN SHIPE, SR. A/K/A BEN ALAN SHIPE, DECEASED, AND ALL OTHER PERSONS CLAIMING BY, THROUGH, UNDER, OR AGAINST BEN ALAN SHIPE, SR., DECEASED, INCLUDING ANY AND ALL UNKNOWN SPOUSE, HEIRS, BENEFICIARIES, DEVISEES, ASSIGNEES, LIENORS, CREDITORS, AND TRUSTEES OF BEN ALAN SHIPE., SR., DECEASED AND ANY UNKNOWN PERSON(S) IN POSSESSION of the subject property are the Defendants, the Clerk of said Court will sell to the highest and best bidder for cash at www.pasco. realforeclose.com at 11:00 a.m., on September 18, 2019, the following described property as set forth in said Final Judgment, to wit:
Unit 436 of LAKE COMO CO-OP, INC., a Florida not-for-profit corporation, according to Exhibit “B” (the “Plot Plan”) of the Declaration of Master Form Occupancy Agreement recorded in Official Records Book 3699, Page 1758, as amended in Official Records Book 7096, Page 410 and Official Records Book 7332, Page 570, and that certain Memorandum of Occupancy Agreement recorded on June 11, 2013, in O.R. Book 8886, Page 541, all of the Public Records of Pasco County, Florida,
a/k/a 1753 Dorothy Boulevard, #436, Lutz, FL 33558

TOGETHER WITH any equity owned in said unit or any assets of LAKE COMO CO-OP, INC., and including Membership Certificate # 436B, representing one (1) share in LAKE COMO CO-OP, INC., a Florida not-for-profit corporation, and any other incident of ownership arising therefrom, including one (1) 1994 MERI mobile home, VIN #s FLHML2F61510174A and FLHML2F61510174B, Title #s 65821971 and 65821972, with all attachments, additions, furniture, fixtures, air conditioning/heating units attached to or made a part of the mobile home now owned or hereafter at any time made or acquired, together with all rights and privileges appurtenant thereto.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
