NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated November 25, 2019, and entered in Case No. 112018CA0036700001XX, of the Circuit Court of the Twentieth Judicial Circuit in and for COLLIER County, Florida. THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK, AS TRUSTEE FOR THE CERTIFICATEHOLDERS OF CWALT, INC., ALTERNATIVE LOAN TRUST 2005-76, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2005-76 (hereafter “Plaintiff”), is Plaintiff and JAMES M. MORIARTY, JR.; THERESA MORIARTY; TUSCANY COVE MASTER PROPERTY OWNERS ASSOCIATION, INC.; UNKNOWN TENANT IN POSSESSION OF SUBJECT PROPERTY, are defendants. Crystal K. Kinzel, Clerk of the Circuit Court for COLLIER, County Florida will sell to the highest and best bidder for cash in the Lobby on the Third FLOOR of the Courthouse Annex, Collier County Courthouse, 3315 Tamiami Trail East, Naples, Florida 34112, at 11:00 a.m., on the 30 day of December, 2019, the following described property as set forth in said Final Judgment, to wit:
LOT 457, BLOCK G, TUSCANY COVE, ACCORDING TO THE PLAT THEREOF RECORDED IN PLAT BOOK 42, PAGE 14, OF THE PUBLIC RECORDS OF COLLIER COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the clerk reports the surplus as unclaimed
