NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure entered November 20, 2019 in Civil Case No. 51-2019-CA-001872-WS of the Circuit Court of the SIXTH Judicial Circuit in and for Pasco County, Dade City, Florida, wherein CITIGROUP MORTGAGE LOAN TRUST INC., ASSET-BACKED PASS-THROUGH CERTIFICATES, SERIES 2007-AMC1, U.S. BANK NATIONAL ASSOCIATION, AS TRUSTEE is Plaintiff and DEMOND E. KEMP A/K/A DEMOND KEMP, et. al., are Defendants, the Clerk of Court, Nikki Alvarez-Sowles, Clerk & Comptroller, will sell to the highest and best bidder for cash electronically at www.pasco.realforeclose.com in accordance with Chapter 45, Florida Statutes on the 31st day of December 2019 at 11:00 AM on the following described property as set forth in said Summary Final Judgment, to-wit:
The Tract or Parcel of land known as a portion of the East 1/2 of the Southeast 1/4 of the Southwest 1/4 of the Northwest 1/4 of Section 17, Township 26 South, Range 16 East, Pasco County, Florida, commencing at the Southwest corner of the Northwest 1/4 of said Section 17; thence run along the South line of the Northwest 1/4 of said Section 17, South 89 Degrees 41 Minutes 03 Seconds East, 1,326.67 Feet; thence North 00 Degrees 21 Minutes 48 Seconds East, 98.64 Feet for a Point of Beginning; thence North 89 Degrees 44 Minutes 45 Seconds West 100 Feet; thence North 00 Degrees 21 Minutes 48 Seconds East, 60.00 Feet; thence South 89 Degrees 44 Minutes 45 Seconds East, 100 Feet; thence South 00 Degrees 21 Minutes 48 Seconds West 60.00 Feet to a Point of Beginning. (The same being Lot 26 of the unrecorded plat of Shamrock Heights, Unit Two) Subject to easements of record and a Ten Foot utility easement along the East boundary of Lot 26 described above..
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim before the clerk reports the surplus as unclaimed.
