NOTICE OF SALE IS HEREBY GIVEN pursuant to the Summary Final Judgment of Foreclosure dated December 20, 2018, and entered in Case No. 2017-CA-001929-0000-00 of the Circuit Court of the 10th Judicial Circuit in and for Polk County, Florida, wherein PHH MORTGAGE CORPORATION, is Plaintiff and UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER OR AGAINST THE ESTATE OF JESUS REYES, DECEASED, WHETHER SAID UNKNOWN PARTIES CLAIM AS SPOUSES, HEIRS, DEVISEES, GRANTEES, ASSIGNEES, CREDITORS, TRUSTEES, OR OTHER CLAIMANTS; MARIBEL SANTIAGO A/K/A MARIBELL SANTIAGO; UNKNOWN SPOUSE OF MARIBEL SANTIAGO A/K/A MARIBELL SANTIAGO; JANET REYES A/K/A JANET GARCIA; UNKNOWN TENANT #1 N/K/A CANDACE REYES; UNKNOWN TENANT #2; JEFFREY FRIEDLANDER, MD; CAPITAL ONE BANK, F.S.B.; CAPITAL ONE BANK (USA), NA; LVNV FUNDING, LLC, are Defendants, the Office of Stacy M. Butterfield, Polk County Clerk of the Court will sell to the highest and best bidder for cash via online auction at www.polk.realforeclose.com at 10:00 A.M. on the 4th day of February, 2019, the following described property as set forth in said Final Judgment, to wit:
LOT 3, COUNTRY RIDGE, ACCORDING TO THE PLAT THEREOF AS RECORDED IN PLAT BOOK 67, PAGE 30, PUBLIC RECORDS OF POLK COUNTY, FLORIDA.

and all fixtures and personal property located therein or thereon, which are included as security in Plaintiff's mortgage.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
