NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 9th day of July, 2019, and entered in Case No. 2018CA000268, of the Circuit Court of the 20TH Judicial Circuit in and for COLLIER County, Florida, wherein HSBC BANK USA, NATIONAL ASSOCIATION AS TRUSTEE FOR ELLINGTON LOAN ACQUISITION TRUST 2007-2, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2007-2 is the Plaintiff and TERESA WALKER A/K/A TERESA M. WALKER SHAWN SIMPSON A/K/A SHAWN M. SIMPSON HSBC BANK USA, NATIONAL ASSOCIATION AS TRUSTEE FOR ELLINGTON LOAN ACQUISITION TRUST 2007-2, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2007-2 ANN SIMPSON A/K/A ANN G. SIMPSON MADISON PARK HOMEOWNERS ASSOCIATION, INC STATE OF FLORIDA DEPARTMENT OF REVENUE TARGET NATIONAL BANK/TARGET VISA UNKNOWN SPOUSE OF TERESA WALKER A/K/A TERESA M. WALKER N/K/A TERESA M. WALKER; and UNKNOWN SPOUSE OF SHAWN SIMPSON A/K/A SHAWN M. SIMPSON N/K/A SHAWN M. SIMPSON UNKNOWN TENANT IN POSSESSION OF THE SUBJECT PROPERTY are defendants. CRYSTAL K. KINZEL as the Clerk of the Circuit Court shall sell to the highest and best bidder for cash at the, the Lobby on the 3rd Floor of the Courthouse Annex, Collier County Courthouse, 3315 Tamiami Trail East, Naples, FL 34112, 11:00 AM on the 8th day of August, 2019, the following described property as set forth in said Final Judgment, to wit:
LOT 149, MADISON PARK PHASE TWO, ACCORDING TO THE PLAT THEREOF AS RECORDED IN PLAT BOOK 42, PAGE(S) 68 THROUGH 75, OF THE PUBLIC RECORDS OF COLLIER COUNTY, FLORIDA
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
