NOTICE IS HEREBY GIVEN pursuant to order rescheduling foreclosure sale or Final Judgment, entered in Civil Case No. 2018-CA-002132 of the Circuit Court of the 10th Judicial Circuit in and for Polk County, Florida, wherein USBank N.A. as trustee for the SARM 2006-3 Trust, Plaintiff and William H. Murrell, Jr. a/k/a William H. Murrell are defendant(s), I, Clerk of Court, Stacy M. Butterfield, will sell to the highest and best bidder for cash at www.polk. realforeclose.com at 10:00 A.M. on July 1, 2019, the following described property as set forth in said Final Judgment, to-wit:
ALL THE FOLLOWING PIECE, PARCEL, LOT AND TRACT OF LAND SITUATE, LYING AND BEING PARTLY IN THE SOUTHEAST 1/4 OF THE SOUTHWEST 1/4 OF THE SOUTHWEST 1/4 OF SECTION 23 AND PARTLY IN THE NORTHEAST 1/4 OF THE NORTHWEST 1/4 OF THE NORTHWEST 1/4 OF SECTION 26, TOWNSHIP 29 SOUTH, RANGE 27 EAST, POLK COUNTY, FLORIDA, KNOWN AS LOT 14 IN BLOCK 26 OF “MOUNTAIN LAKE”, AND MORE PARTICULARLY DESCRIBED AS FOLLOWS:

BEGINNING FOR THE SAME AT A STAKE SET 1309.16 FEET SOUTH AND 170.95 FEET WEST OF A STONE MONUMENT MARKING THE NORTHEAST CORNER OF THE SOUTHWEST 1/4 OF THE SOUTHWEST 1/4 OF SECTION 23 (SAID POINT BEING THE SOUTHEAST CORNER OF SAID LOT 14 IN BLOCK 26 OF MOUNTAIN LAKE); AND RUNNING THENCE SOUTH 64°01'15” WEST 281.18 FEET TO A STAKE SET AT THE NORTHEASTERLY SIDE OF A ROAD 50 FEET WIDE; THENCE ALONG THE NORTHEASTERLY SIDE OF SAID ROAD, NORTH 14°21' WEST 158.91 FEET TO A STAKE MARKING A POINT OF CURVE TO THE LEFT WHOSE RADIUS IS 1051.21 FEET AND THE DIRECTION OF WHOSE RADIUS AT THAT POINT IS SOUTH 75°39' WEST; THENCE NORTHWESTERLY, STILL ALONG THE NORTHEASTERLY SIDE OF SAID ROAD (AND FOLLOWING THE ARC OF SAID CURVE) 135.10 FEET TO A STAKE; THENCE NORTHEASTERLY STILL ALONG OF SAID ROAD (AND FOLLOWING THE ARC OF A CURVE TO THE RIGHT WHOSE RADIUS IS 55 FEET AND THE DIRECTION OF WHOSE RADIUS AT THAT POINT IS NORTH 68°17'12” EAST) 84.90 FEET TO A STAKE SET AT THE SOUTHEASTERLY SIDE OF ANOTHER ROAD 50 FEET WIDE; THENCE, ALONG THE SOUTHEASTERLY SIDE OF SAID ROAD, NORTH 66°43'33” EAST 176 FEET TO A STAKE; AND THENCE SOUTH 25°29'40” EAST 331.95 FEET TO THE PLACE OF BEGINNING.

LESS AND EXCEPTING FROM THE ABOVE DESCRIBED TRACT THE FOLLOWING: BEGINNING AT THE SOUTHEAST CORNER OF SAID LOT 14 IN BLOCK 26 OF MOUNTAIN LAKE AS DESCRIBED ABOVE, RUN THENCE 55 FEET IN A NORTHWESTERLY DIRECTION ALONG THE EASTERLY BOUNDARY LINE OF SAID LOT, THENCE 15 FEET IN A SOUTHWESTERLY DIRECTION AT A RIGHT ANGLE TO SAID EASTERLY BOUNDARY LINE OF SAID LOT, THENCE 55 FEET IN A SOUTHEASTERLY DIRECTION PARALLEL TO SAID EASTERLY BOUNDARY LINE OF SAID LOT, THENCE 15 FEET IN A NORTHEASTERLY DIRECTION AT A RIGHT ANGLE TO SAID EASTERLY BOUNDARY LINE TO THE POINT OF BEGINNING.

FURTHER LESS AND EXCEPTING: COMMENCING FOR THE SAME AT A POINT SET 1309.16 FEET SOUTH AND 170.95 FEET WEST OF A STONE MONUMENT MARKING THE NORTHEAST CORNER OF THE SOUTHWEST 1/4 OF THE SOUTHWEST 1/4 OF SECTION 23, AND RUN THENCE SOUTH 64°01'15” WEST 15 FEET FOR A POINT OF BEGINNING; THENCE CONTINUE SOUTH 64°01'15” WEST 44.50 FEET TO A POINT; FROM SAID POINT RUN NORTH 15°17'12” WEST 103.65 FEET TO A CONCRETE MONUMENT; THENCE RUN NORTH 00°17'24” WEST 67.62 FEET TO A CONCRETE MONUMENT; THENCE RUN NORTH 19°22'04” WEST 115.58 FEET TO A CONCRETE MONUMENT; THENCE RUN SOUTH 25°29'40” EAST ALONG THE EASTERLY BOUNDARY OF SAID LOT 14, 222.59 FEET; THENCE AT RIGHT ANGLES TO SAID EASTERLY BOUNDARY, RUN SOUTH 64°30'20” WEST 15 FEET; THENCE RUN SOUTH 25°29'40” EAST PARALLEL WITH SAID EASTERLY BOUNDARY 55.14 FEET TO THE POINT OF BEGINNING.
