NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated May 30, 2019, and entered in Case No. 11-2018-CA-003916-0001-XX, of the Circuit Court of the Twentieth Judicial Circuit in and for COLLIER County, Florida. THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK, AS TRUSTEE FOR THE CERTIFICATEHOLDERS CWALT, INC., ALTERNATIVE LOAN TRUST 2006-30T1, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2006-30T1 (hereafter “Plaintiff”), is Plaintiff and KIMBERLY J. TRICKER-BRADY A/K/A KIMBERLY TRICKER-BRADY A/K/A KIMBERLY TRICKER A/K/A KIMBERLY J. TRICKER A/K/A KIMBERLY T. BRADY A/K/A KIMBERLY BRADY; PNC BANK, NATIONAL ASSOCIATION, AS SUCCESSOR BY MERGER TO RCB BANK (USA), AS SUCCESSOR BY MERGER TO COMMUNITY BANK OF NAPLES, NA; EPIC ROOFING AND EXTERIORS A/K/A EPIC ROOFING AND EXTERIORS LLC; MIDLAND FUNDING, LLC; FIFTH THIRD MORTGAGE COMPANY; CITIBANK, NATIONAL ASSOCIATION, AS SUCCESSOR BY MERGER TO CITIBANK (SOUTH DAKOTA) N.A.; FORD MOTOR CREDIT COMPANY LLC., are defendants. Kinzel, Clerk of the Circuit Court for COLLIER, County Florida will sell to the highest and best bidder for cash in the Lobby on the Third FLOOR of the Courthouse Annex, Collier County Courthouse, 3315 Tamiami Trail East, Naples, Florida 34112, at 11:00 a.m., on the 27 day of JUNE, 2019, the following described property as set forth in said Final Judgment, to wit:

BEGINNING AT THE SOUTHWEST CORNER OF SECTION 6, TOWNSHIP 49 SOUTH, RANGE 26 EAST, RUN NORTHERLY ALONG WEST BOUNDARY LINE OF SAID SECTION 6 A DISTANCE OF 1320 FEET, THENCE EASTERLY ALONG A LINE 1320 FEET NORTH OF AND PARALLEL TO THE SOUTH BOUNDARY LINE OF SAID SECTION 6 A DISTANCE OF 660.14 FEET TO A POINT OF BEGINNING, THENCE NORTHERLY ALONG A LINE 660.14 FEET EAST OF AND PARALLEL TO THE SAID WEST BOUNDARY LINE OF SECTION 6, A DISTANCE OF 660 FEET TO A POINT, THENCE EASTERLY ON A LINE 1980 FEET NORTH OF AND PARALLEL TO SAID SOUTH BOUNDARY LINE OF SECTION 6 A DISTANCE OF 330.07 FEET TO A POINT, THENCE SOUTHERLY ALONG A LINE 990.21 FEET EAST OF AND PARALLEL TO SAID WEST BOUNDARY LINE OF SECTION 6 A DISTANCE OF 660 FEET TO A POINT, THENCE WESTERLY ALONG A LINE 1320 FEET NORTH OF AND PARALLEL TO THE SAID SOUTH BOUNDARY LINE OF SECTION 6 A DISTANCE OF 330.07 FEET TO POINT OF BEGINNING; THE RIGHTS OF INGRESS AND EGRESS ARE RESERVED OVER AND ACROSS THE NORTH 30 FEET OF THE AFOREDESCRIBED PROPERTY INCLUDING RIGHTS FOR CONSTRUCTION OF ROAD FACILITIES.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim within 60 days after the sale.
