NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure filed March 6, 2019 entered in Civil Case No. 18-CA-003484 of the Circuit Court of the TWENTIETH Judicial Circuit in and for Lee County, Ft. Myers, Florida, the Clerk of Court will sell to the highest and best bidder for cash at www.lee.realforeclose.com in accordance with Chapter 45 Florida Statutes, at 9:00 am on 5 day of June, 2019 on the following described property as set forth in said Summary Final Judgment:
Lot 25, CALOOSA SHORES SUBDIVISION, more particularly described as follows: A lot or parcel of land lying in Government Lot 9 in Section 12, Township 46 South, Range 21 East, Sanibel Island, Lee County, Florida which lot or parcel is described as follows:
From the southeast corner of said Lot 9 run westerly along the south line of said lot for 150 feet; thence run N 00 DEG 16' 10” E, parallel with the east line of said lot, along the centerline of a roadway easement 50 feet wide for 328.43 feet to a point of curvature; thence run northerly and northeasterly along said centerline, along the arc of a curve to the right of radius 275.0 feet for 218.73 feet to a point of reverse curvature; thence run northeasterly and northerly along said centerline and along the arc of a curve to the left of radius 225 feet for 178.96 feet to a point of tangency on said east line of said Lot 9, thence run N 00 DEG 16' 10” E along said east line and along said centerline for 238.20 feet; thence run N 88 DEG 23'30” W along the centerline Of a roadway easement 50 feet wide for 90 feet to the point Of beginning. From said point of beginning continue N 88 DEG 23'30”W along said centerline for 130 feet; thence run S 00 DEG 16'10” W, parallel with said east line of Lot 9 for 129 feet more or less to the waters Of a boat canal; thence run easterly along said waters to an intersection with a line bearing S 22 DEG 36' W and passing through the point of beginning; thence run N 22 DEG 36' E for 139 feet more or less to the point of beginning. SUBJECT TO and TOGETHER WITH the hereinabove described roadway easements and an easement for roadway purposes 25 feet wide over and across the south 25 feet Of that part of Government Lot 9 lying east of a public road known as Wulfert Road and lying west of the east 125 feet of said Lot 9. SUBJECT TO and easement for public utilities over and across the strip of land 6 feet wide adjacent to said lands. SUBJECT TO and TOGETHER WITH the hereinabove described roadway easements and an easement for roadway purposes 25 feet wide over and across the south 25 feet of that part of Government Lot 9 lying east of a public road known as Wulfert Road and lying west of the east 125 feet of said Lot 9. SUBJECT TO an easement for public utilities over and across the strip of land 6 feet wide adjacent to said roadway easements.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens, must file a claim within 60 days after the sale.
