That part of Lot 11, COTTAGE HILL HEIGHTS SUBDIVISION, according to the Plat thereof as recorded in Plat Book “L”, Page 134, Public Records of Orange County, Florida, described as follows: Beginning at the Southwest corner of aforesaid Lot 11, run North 00 degrees 09'42”E along the West line of said lot for 32.15 feet to a point; thence run South 56 degrees 22'44”E for 57.24 feet to a point on the South line of said lot; thence South 89 degrees 24'27”W along the said South line for 47.77 feet to the point of beginning.

That part of: Lots 12 through 16, of COTTAGE HILL HEIGHTS, as recorded in Plat Book “L”, Page 134, Public Records of Orange County, Florida, described as follows: beginning at the Northwest corner of aforesaid Lot 14, run North 89 degrees 31'41”E along the Southerly right of way line of Washington Avenue for 96.87 feet to a point on the North line of said lot 14; thence South 50 degrees 23'36”E for 109.12 feet to a point; thence South 56 degrees 22'44”E for 70.55 feet to a point on the East line of said Lot 12; thence South, 00 degrees 09'42”W along the said East line of Lot 12 for 32.15 feet to the Southeast corner thereof; thence South 89 degrees 24'27”W along the South line of Lots 12, 13 and 16 for 240.00 feet to the Southwest corner of said Lot 16; thence North 00 degrees 09'42”E along the Easterly right of way line of Cottage Hill Road for 142.5 feet to the point of beginning.
