NOTICE OF SALE IS HEREBY GIVEN pursuant to the order of Final Judgment of Foreclosure dated April 23, 2019 and entered in Case No. 2018-CA-001697-O of the Circuit Court of the 9th Judicial Circuit in and for Orange County, Florida, wherein THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK, AS TRUSTEE FOR THE CERTIFICATEHOLDERS OF THE CWABS INC., ASSET-BACKED CERTIFICATES, SERIES 2006-1, is Plaintiff and UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER OR AGAINST THE ESTATE OF DIANA GARCIA, DECEASED, WHETHER SAID UNKNOWN PARTIES CLAIM AS SPOUSES, HEIRS, DEVISEES, GRANTEES, ASSIGNEES, CREDITORS, TRUSTEES, OR OTHER CLAIMANTS; et al., are Defendants, the Office of Tiffany Moore Russell, Orange County Clerk of the Court will sell to the highest and best bidder for cash via online auction at www.myorangeclerk.realforeclose.com at 11:00 A.M. on the 24th day of JUNE 2019 the following described property as set forth in said Final Judgment, to wit:
CONDOMINIUM UNIT NO. 1, IN BUILDING 4427, OF THE RESERVE AT PERSHING OAKS, A CONDOMINIUM, ACCORDING TO THE DECLARATION CONDOMINIUM THEREOF, AS RECORDED IN OFFICIAL RECORDS BOOK 8154, AT PAGE(S) 2143, OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA, AND ALL RECORDED AND UNRECORDED AMENDMENTS THERETO, TOGETHER WITH AN UNDIVIDED INTEREST OR SHARE IN THE COMMON ELEMENTS APPURTENANT THERETO
and all fixtures and personal property located therein or thereon, which are included as security in Plaintiff's mortgage.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
