NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated March 14, 2019, and entered in 41-2016-CA-003602 of the Circuit Court of the TWELFTH Judicial Circuit in and for Manatee County, Florida, wherein WILMINGTON TRUST, NATIONAL ASSOCIATION, AS SUCCESSOR TRUSTEE TO CITIBANK, N.A., AS TRUSTEE FOR BEAR STEARNS ALT-A TRUST, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2006-4 is the Plaintiff and PATRICK T. MCGUIRE ; RIVER POINT OF MANATEE HOME OWNERS ASSOCIATION, INC.; UNITED STATES OF AMERICA, DEPARTMENT OF TREASURY are the Defendant(s). Angelina Colonneso as the Clerk of the Circuit Court will sell to the highest and best bidder for cash at www.manatee.realforeclose.com, at 11:00 AM, on June 12, 2019, the following described property as set forth in said Final Judgment, to wit:
LOT 1005 AND THE EASTERLY 4.06 FEET OF LOT 1004, RIVERDALE REVISED, ACCORDING TO THE PLAT THEREOF, AS RECORDED IN PLAT BOOK 10, PAGES 40- 49, INCLUSIVE, OF THE PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA. LESS THE EASTERLY 9.62 FEET OF SAID LOT 1005.
TOGETHER WITH:
THAT PART OF THE SOUTHERLY VACATED 5.00 FEET OF 5TH AVENUE N.E. (50' WIDE PER PLAT) AS RECORDED IN OFFICIAL RECORDS BOOK 1632, PAGE 2695 OF SAID PUBLIC RECORDS, LYING BETWEEN THE NORTHERLY EXTENSION OF THE EAST AND WEST LINES OF THE ABOVE DESCRIBED PARCEL.
