NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure entered April 17, 2019 in Civil Case No. 2017-CA-000924 of the Circuit Court of the SIXTH Judicial Circuit in and for Pasco County, New Port Richey, Florida, wherein U.S. ROF III LEGAL TITLE TRUST 2015-1, BY U.S. BANK NATIONAL ASSOCIATION, AS LEGAL TITLE TRUSTEE is Plaintiff and SEAN P. CARBERY, et al., are Defendants, the Clerk of Court Paula S. O'Neil , will sell to the highest and best bidder for cash electronically at www.pasco.realforeclose.com in accordance with Chapter 45, Florida Statutes on the 23rd day of May, 2019 at 11:00 AM on the following described property as set forth in said Summary Final Judgment, to-wit:
THE SOUTHEASTERLY 1/2 OF LOT 22, BLOCK ā€œCā€ OF NEW PORT RICHEY ESTATES, ACCORDING TO THE PLAT THEREOF AS RECORDED IN PLAT BOOK 3, PAGE 79 OF THE PUBLIC RECORDS OF PASCO COUNTY, FLORIDA, MORE PARTICULARLY DESCRIBED AS FOLLOWS: COMMENCE AT THE MOST NORTHERLY CORNER OF SAID LOT 22; THENCE RUN SOUTHEASTERLY ALONG THE WESTERLY RIGHT-OF-WAY OF RIVER DRIVE A DISTANCE OF 25 FEET MORE OR LESS TO THE CENTER OF THE EASTERLY BOUNDARY LINE OF SAID LOT FOR A POINT OF BEGINNING; THENCE RUN SOUTHWESTERLY AND PARALLEL TO THE NORTHERLY LINE OF SAID LOT TO THE WESTERLY BOUNDARY LINE OF SAID LOT; THENCE RUN NORTHEASTERLY ALONG THE SOUTHERLY BOUNDARY LINE OF SAID LOT TO THE WEST RIGHT-OF-WAY LINE OF RIVER DRIVE; THENCE RUN NORTHWESTERLY A DISTANCE OF 25 FEET MORE OR LESS TO THE POINT OF BEGINNING.
AND ALSO
ALL OF LOTS 23 AND 24, BLOCK ā€œCā€ OF NEW PORT RICHEY ESTATES, ACCORDING TO THE PLAT THEREOF AS RECORDED IN PLAT BOOK 3, PAGE 79 OF THE PUBLIC RECORDS OF PASCO COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim within 60 days after the sale.
