NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure dated May 1, 2019, and entered in Case No. 2010 CA 009863 NC of the Circuit Court of the 12th Judicial Circuit, in and for SARASOTA County, Florida, where in THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK, AS TRUSTEE FOR THE CERTIFICATE HOLDERS CWALT, INC., ALTERNATIVE LOAN TRUST 2006-OA21, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2006-OA21, is the Plaintiff and JUAN AGOSTO, STATE OF FLORIDA DEPARTMENT OF REVENUE, TURTLE ROCK COMMUNITY ASSOCIATION, INC., PALMER RANCH MASTER PROPERTY OWNERS ASSOCIATION, INC., UNKNOWN TENANT IN POSSESSION, UNKNOWN SPOUSE OF JUAN AGOSTO, BLANCA AGOSTO, MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., are the Defendants, the Clerk of Court shall offer for sale to the highest bidder for cash on July 2, 2019, beginning at 9:00 A.M., at www.sarasota.realforeclose.com, the following described property as set forth in said Summary Final Judgment lying and being situate in SARASOTA County, Florida, to wit:
Lot 24, Parcel D, TURTLE ROCK, Unit 2, as per Plat thereof recorded in Plat Book 37, Pages 26, 26A through 26E, Public Records of Sarasota County, Florida
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE. THE CLERK SHALL RECEIVE A SERVICE CHARGE OF UP TO $70 FOR SERVICES IN MAKING, RECORDING, AND CERTIFYING THE SALE AND TITLE THAT SHALL BE ASSESSED AS COSTS. THE COURT, IN ITS DISCRETION, MAY ENLARGE THE TIME OF THE SALE. NOTICE OF THE CHANGED TIME OF SALE SHALL BE PUBLISHED AS PROVIDED HEREIN.
