NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure dated November 4, 2019, and entered in Case No. 41-2019-CA-000151-CAAX-MA of the Circuit Court of the 12th Judicial Circuit, in and for MANATEE County, Florida, where in THE BANK OF NEW YORK MELLON, F/K/A THE BANK OF NEW YORK, AS TRUSTEE FOR THE CERTIFICATEHOLDERS CWALT, INC., ALTERNATIVE LOAN TRUST 2005-3CB MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2005-3CB, is the Plaintiff and JEREMY C. BENENATI, LEIGH A. BENENATI, UNKNOWN SPOUSE OF JEREMY C. BENENATI N/K/A NICOLE IVONNE BENENATI, are the Defendants, the Clerk of Court shall offer for sale to the highest bidder for cash on December 6, 2019, beginning at 11:00 A.M., at www.manatee.realforeclose.com, the following described property as set forth in said Summary Final Judgment lying and being situate in MANATEE County, Florida, to wit:
Lot 34, Block G, COUNTRY CLUB HEIGHTS, A SUBDIVISION, according to the Plat thereof, as recorded in Plat Book 9, Pages 14, 15, and 16, of the Public Records of Manatee County, Florida.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE. THE CLERK SHALL RECEIVE A SERVICE CHARGE OF UP TO $70 FOR SERVICES IN MAKING, RECORDING, AND CERTIFYING THE SALE AND TITLE THAT SHALL BE ASSESSED AS COSTS. THE COURT, IN ITS DISCRETION, MAY ENLARGE THE TIME OF THE SALE. NOTICE OF THE CHANGED TIME OF SALE SHALL BE PUBLISHED AS PROVIDED HEREIN.
