NOTICE OF SALE IS HEREBY GIVEN pursuant to the order of Summary Final Judgment of Foreclosure dated November 15, 2019, and entered in Case No. 2017CA-002614-0000-00 of the Circuit Court of the 10TH Judicial Circuit in and for Polk County, Florida, wherein U.S. BANK NATIONAL ASSOCIATION, AS TRUSTEE FOR BNC MORTGAGE LOAN TRUST 2007-1 MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2007-1, is Plaintiff and UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER OR AGAINST THE ESTATE OF PATSY SPENCER DOWNS A/K/A PATSY S. DOWNS A/K/A PATSY SRENCER DOWNS, DECEASED, WHETHER SAID UNKNOWN PARTIES CLAIM AS SPOUSES, HEIRS, DEVISEES, GRANTEES, ASSIGNEES, CREDITORS, TRUSTEES, OR OTHER CLAIMANTS; et al, are Defendants, the Office of the Clerk, Polk County Clerk of the Court will sell to the highest bidder or bidders via online auction at www.polk.realforeclose.com at 10:00 a.m. on the 30th day of December, 2019, the following described property as set forth in said Summary Final Judgment, to wit:
THAT PART OF THE SW 1/4 OF NE 1/4 OF SECTION 17, TOWNSHIP 30 SOUTH, RANGE 25 EAST, POLK COUNTY, FLORIDA, DESCRIBED AS FOLLOWS; COMMENCE AT THE NORTHWEST CORNER OF SAID SW 1/4 OF NE 1/4 AND RUN EAST 665.40 FEET, THENCE SOUTH 398.46 FEET FOR A POINT OF BEGINNING, THENCE SOUTH 25 FEET, THENCE EAST 190 FEET, THENCE NORTH 100 FEET, THENCE WEST 146.70 FEET, THENCE AROUND A CURVE CONCAVE TO THE NORTHWEST WHOSE RADIUS IS 50 FEET, WHOSE CHORD BEARING IS S 30 DEGREES 00' W AND CHORD DISTANCE IS 86.60 FEET, AN ARC DISTANCE OF 104.72 FEET TO THE POINT OF BEGINNING.

and all fixtures and personal property located therein or thereon, which are included as security in Plaintiff's mortgage.
