NOTICE OF SALE IS HEREBY GIVEN pursuant to the order of Summary Final Judgment of Foreclosure dated September 23, 2019, and entered in Case No. 2018-CA-010579-O of the Circuit Court of the 9TH Judicial Circuit in and for Orange County, Florida, wherein DEUTSCHE BANK NATIONAL TRUST COMPANY as Trustee for INDYMAC INDX MORTGAGE LOAN TRUST 2005-AR9, MORTGAGE PASS-THROUGH CERTIFICATES Series 2005-AR9, is Plaintiff and Ramin Doustdar; Ramin Doustdar, as Trustee of the Ramin Doustdar 2003 Revocable Trust; Hibiscus Bay Homeowners Association, Inc.; Unknown Beneficiaries of the Ramin Doustdar 2003 Revocable Trust, are Defendants, the Office of the Clerk, Orange County Clerk of the Court will sell to the highest bidder or bidders via online at www.myorangeclerk.realforeclose.com at 11:00 a.m. on the 29th day of October, 2019, the following described property as set forth in said Summary Final Judgment, to wit:
LOT 35, OF WATERSIDE ESTATES PHASE 4, ACCORDING TO THE PLAT THEREOF, AS RECORDED IN PLAT BOOK 57, AT PAGE(S) 107 AND 108, OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA.
Property Address: 10939 Derringer Dr., Orlando, Florida 32829
and all fixtures and personal property located therein or thereon, which are included as security in Plaintiff's mortgage.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the clerk reports the surplus as unclaimed.
