Commencing at the Northeast corner of Lot 39, GULF SHORES HARBOR SUBDIVISION, according to the Plat thereof as recorded in Plat Book 23, Page 51, of the Public Records of Pinellas County, Florida, thence along the South right-of-way line of 137th Avenue Circle, the following two (2) courses: (1) South 70Ëš31'07” West, 348.63 feet and (2) 68.93 feet along the arc of a curve to the right, radius 186.16 feet, delta 21Ëš12'59”, chord South 81Ëš07'26” West, 68.54 feet for a Point of Beginning; thence South 19Ëš28'53” East, 87.62 feet; thence South 70Ëš31'07” West, 13.10 feet; thence South 41Ëš37'07” West, 47.06 feet; thence North 48Ëš22'53” West, 85.98 feet; thence North 41Ëš37'07” East, 89.16 feet to a point on the Southerly right-of-way line of said 137th Avenue Circle; thence 19.52 feet along the arc of a curve to the left, radius 186.16 feet, delta 6Ëš00'32”, chord South 85Ëš15'38” East, 19.51 feet to the Point of Beginning.
