NOTICE IS HEREBY GIVEN pursuant to a Final Default Judgment of Foreclosure dated September 20, 2019, entered in Case No. 2016-CA-005024-O of the Circuit Court of the Ninth Judicial Circuit, in and for Orange County, Florida, where in THE ZAHARIAS DRIVE FINANCE TRUST, A FLORIDA LAND TRUST DATED 1/1/2016, UNDER FLORIDA STATUTE 689.071, WITH ELIN TROCHE AS TRUSTEE, EMPOWERED TO BUY, SELL, ENCUMBER, AND MANAGE REAL PROPERTY, is the Plaintiff and THE ZAHARIAS DRIVE TRUST, A FLORIDA LAND TRUST DATED 1/1/2016, UNDER FLORIDA STATUTE 689.071, WITH SERGIO AVALOS AS TRUSTEE EMPOWERED TO BUY, SELL, ENCUMBER, AND MANAGE REAL PROPERTY; SERGIO AVALOS AS TRUSTEE OF THE ZAHARIAS DRIVE TRUST, A FLORIDA LAND TR; HSBC BANK USA, N.A., are the Defendants, that Tiffany Russell, Orange County Clerk of Court will sell to the highest and best bidder for cash by electronic sale at www.myorangecountyclerk. realforeclose.com, beginning at 11:00 on the 12th day of November 2019, the following described property as set forth in said Final Judgment, to wit:
LOT 30, HUNTER'S CREEK-TRACK 130, PHASE I, AS PER PLAT THEREOF, RECORDED IN PLAT BOOK 20, PAGE 72 AND 73, OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the clerk reports the surplus as unclaimed.
