NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure dated September 11, 2019, and entered in Case No. 2019-CA-002487 Div. C of the Circuit Court of the 12th Judicial Circuit, in and for SARASOTA County, Florida, where in THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK, AS TRUSTEE FOR THE CERTIFICATEHOLDERS CWMBS, INC., CHL MORTGAGE PASS-THROUGH TRUST 2006-OA4, MORTGAGE PASS-THROUGH CERTIFICATES SERIES 2006-OA4, is the Plaintiff and ANGELA M. KUBISIAK A/K/A ANGELA KUBISIAK, UNKNOWN TENANT #1 N/K/A JESUS CRUZ, UNKNOWN TENANT #2 N/K/A LUZ GUZMAN, FAIRWAY OAKS CONDOMINIUM INC., MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., BANK OF AMERICA, N.A. F/K/A AMERICA'S WHOLESALE LENDER, PHIL AGNES, are the Defendants, the Clerk of Court shall offer for sale to the highest bidder for cash on October 16, 2019, beginning at 9:00 A.M., at www.sarasota. realforeclose.com, the following described property as set forth in said Summary Final Judgment lying and being situate in SARASOTA County, Florida, to wit:
Unit 19, Building F, FAIRWAY OAKS CONDOMINIUM (formerly known as Par 72), A Condominium, according to the Declaration of Condominium recorded in Official Records Book 915, Pages 837 through 861, inclusive, and subsequent Amendments thereto, including Restated Declaration recorded in Official Records Book 2164, Page 216, and as per Plat thereof, recorded in Condominium Book 5, Page 7, as amended, of the Public Records of Sarasota County, Florida.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE. THE CLERK SHALL RECEIVE A SERVICE CHARGE OF UP TO $70 FOR SERVICES IN MAKING, RECORDING, AND CERTIFYING THE SALE AND TITLE THAT SHALL BE ASSESSED AS COSTS. THE COURT, IN ITS DISCRETION, MAY ENLARGE THE TIME OF THE SALE. NOTICE OF THE CHANGED TIME OF SALE SHALL BE PUBLISHED AS PROVIDED HEREIN.
