NOTICE IS HEREBY GIVEN pursuant to Final Judgment, entered - 9-17-19 in Civil Case No. 2019-CA-000650 of the Circuit Court of the 20th Judicial Circuit in and for Lee County, Florida, wherein Nationstar Mortgage LLC d/b/a Mr. Cooper, Plaintiff and Jacqueline Ann Keller a/k/a Jacqueline A. Keller are defendant(s), I, Clerk of Court, Linda Doggett, will sell to the highest and best bidder for cash BEGINNING 9:00 A.M. AT WWW.LEE. REALFORECLOSE.COM IN ACCORDANCE WITH CHAPTER 45 FLORIDA STATUTES on October 16, 2019, the following described property as set forth in said Final Judgment, to-wit:
ALL THAT PART OF THE NORTH ½ OF THE SOUTH ½ OF THE SOUTH ½ OF THE NORTH ½ OF THE WEST ½ OF THE NORTHWEST ¼ OF THE NORTHEAST ¼ OF SECTION 31, TOWNSHIP 43 SOUTH, RANGE 22 EAST, LYING EAST OF A LINE 613 FEET EAST OF AND PARALLEL TO THE WEST LINE OF SAID FRACTION OF A SECTION.
SUBJECT TO AN EASEMENT FOR ROADWAY PURPOSES OVER AND ACROSS ALL THAT PART OF SAID PARCEL LYING WITHIN A RADIUS OF 30 FEET OF THE SOUTHWEST CORNER OF SAID PARCEL.
SUBJECT TO AN EASEMENT FOR ROADWAY PURPOSES 20 FEET WIDE EXTENDING FROM THE WEST LINE OF THE PARCEL HEREBY CONVEYED TO THE COUNTY ROAD ON THE WEST LINE OF SAID FRACTION OF A SECTION, THE CENTER LINE OF SAID EASEMENT BEING THE SOUTH LINE OF SAID NORTH HALF OF THE SOUTH HALF OF THE SOUTH HALF OF THE NORTH HALF OF THE WEST HALF OF THE NORTHWEST QUARTER OF THE NORTHEAST QUARTER, AND AN EASEMENT FOR ROADWAY PURPOSES OVER AND ACROSS ALL THAT PART OF SAID FRACTION OF A SECTION LYING WITHIN A RADIUS OF 30 FEET OF THE SOUTHWEST CORNER OF THE PARCEL HEREBY CONVEYED AND WEST OF THE WEST LINE OF SAID PARCEL AND ITS SOUTHERLY PROLONGATION.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM NO LATER THAN THE DATE THAT THE CLERK REPORTS THE FUNDS AS UNCLAIMED.
