NOTICE OF SALE IS HEREBY GIVEN pursuant to the order of Uniform Final Judgment of Foreclosure dated February 5, 2020, and entered in Case No. 2018 CA 003516 NC of the Circuit Court of the 12TH Judicial Circuit in and for Sarasota County, Florida, wherein DEUTSCHE BANK NATIONAL TRUST COMPANY, AS TRUSTEE FOR AMERICAN HOME MORTGAGE ASSETS TRUST 2006-5, MORTGAGE-BACKED PASS-THROUGH CERTIFICATES SERIES 2006-5, is Plaintiff and UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER OR AGAINST THE ESTATE OF PHYLLIS JOAN SOROKO A/K/A PHYLLIS J. SOROKO, DECEASED, WHETHER SAID UNKNOWN PARTIES CLAIM AS SPOUSES, HEIRS, DEVISEES, GRANTEES, ASSIGNEES, CREDITORS, TRUSTEES, OR OTHER CLAIMANTS; PALMER RANCH MASTER PROPERTY OWNERS ASSOCIATION, INC.; VILLAGEWALK OF SARASOTA HOMEOWNERS ASSOCIATION, INC.; LOUISE SOROKO; UNKNOWN TENANT #1; UNKNOWN TENANT #2, are Defendants, the Office of the Clerk, Sarasota County Clerk of the Court will sell to the highest bidder or bidders via online auction at www.sarasota. realforeclose.com at 9:00 a.m. on the 25th day of September, 2020, the following described property as set forth in said Uniform Final Judgment, to wit:
LOT 473 OF VILLAGE WALK OF SARASOTA, UNIT 2A, ACCORDING TO THE PLAT THEREOF AS RECORDED IN PLAT BOOK 43, PAGE(S), 27, 27A THROUGH 27G, OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA.
Property Address: 5629 Modena Place, Sarasota, Florida 34238
and all fixtures and personal property located therein or thereon, which are included as security in Plaintiff's mortgage.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the clerk reports the surplus as unclaimed.
