NOTICE IS HEREBY GIVEN pursuant to the Final Judgment of Foreclosure dated January 27, 2020 in the above action, the Manatee County Clerk of Court will sell to the highest bidder for cash at Manatee, Florida, on February 27, 2020, at 11:00 AM, at WWW.MANATEE.REALFORECLOSE.COM for the following described property:
Commence at the NE Corner of the NW 1/4 of the SE 1/4 of Section 16, Township 34 South, Range 19 East, Manatee County, Florida; thence South 89°59`00” West along the Northerly line of said SE 1/4, a distance of 766.5 feet; thence South 00°01`45” West 152.9 feet for the Point of beginning; thence continue South 00°01`45” West, 780.1 feet; thence South 00°27`40” East 95.13 feet; thence South 89°41`45” West, 208 feet; thence North 00°27`40” West 94.75 feet; thence North 00°01`45” East, 779.9 feet; thence North 89°41`45” East 208 feet to a point of beginning. Less the North 656.27 feet.
Easement for ingress and egress: a 40 foot easement for ingress and egress, the centerline described as follows: Commence at the SW corner of the SE 1/4 of Section 16, Township 34 South, Range 19 East; thence North 89°41`45” East 620.12 feet; thence North 00°01`45” East 30 feet for a point of beginning of said easement ; thence continue North 00°01`45” East 578.3 feet; thence South 89°41`45” West 22 feet; thence North 00°27`40” West 1056.13 feet; thence N 00°01`45” East 780.1 feet to the end of said easement.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the clerk reports the surplus as unclaimed. The Court, in its discretion, may enlarge the time of the sale. Notice of the changed time of sale shall be published as provided herein.
