NOTICE IS HEREBY GIVEN that pursuant to the Uniform Final Judgment of Foreclosure dated December 16, 2019 entered in Case No. 2017-CA-000347AX, Circuit Court of the Twelfth Judicial Circuit in and for Manatee County, Florida, wherein Wilmington Trust, NA, Successor Trustee to Citibank, N.A., as Trustee, for the Benefit of Registered Holders of Structured Asset Mortgage Investments II Trust 2007-AR1, Mortgage Pass-Through Certificates, Series 2007-AR1 is the Plaintiff and Daniel Taylor and Tanya Taylor are the Defendants, Angelina “Angel” Colonneso, Clerk of the aforesaid Court, will sell to the highest bidder for cash in accordance with Section 45.031, Florida Statutes, at: www.manatee.realforeclose.com, the Clerk's website for online auctions, at 11:00 a.m. on January 30, 2020, the following described real property, situated and being in Manatee County, Florida to wit:
Lot 5, Unit 3, GREENBROOK VILLAGE, SUBPHASE K, UNIT 3 a/k/a GREENBROOK CROSSINGS, a Subdivision according to the Plat thereof recorded in Plat Book 38, Pages 106 thru 111, of the Public Records of Manatee County, Florida
Property Address: 14019 Nighthawk Terrace, Bradenton, Florida 34202.
Said sale will be made pursuant to and in order to satisfy the terms of said Uniform Final Judgment of Mortgage Foreclosure.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM NO LATER THAT THE DATE THAN THE CLERK REPORTS THE FUNDS AS UNCLAIMED.
