NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated December 17, 2019, entered in Case No. 2018CA000838000000 of the Circuit Court of the Tenth Judicial Circuit, in and for Polk County, Florida, wherein Federal National Mortgage Association (“Fannie Mae”), a corporation organized and existing under the laws of the United States of America is the Plaintiff and Johnny D. Holcomb a/k/a Johnny Holcomb a/k/a John D. Holcomb a/k/a John Holcomb; Janet M. Holcomb a/k/a Janet M. Blair a/k/a Janet M. Loggins; Woods Ranching Tracts Property Owners Association, Inc. are the Defendants, that Stacy M. Butterfield, Polk County Clerk of Court will sell to the highest and best bidder for cash at, www.polk.realforeclose.com, beginning at 10:00AM on the 31st day of January, 2020, the following described property as set forth in said Final Judgment, to wit:
PARCEL 29-1, THE WOODS RANCHING TRACTS (UNRECORDED) BEING A PART OF TRACT 29, OF THE WOODS RANCHING TRACTS, AS RECORDED IN PLAT BOOK 72, PAGE 28, OF THE PUBLIC RECORDS OF POLK COUNTY, FLORIDA; AND BEING MORE PARTICULARLY DESCRIBED AS: COMMENCE AT THE NORTHWEST CORNER OF SAID TRACT 29; RUN THENCE SOUTH 89 DEGREES 29 MINUTES 33 SECONDS EAST ALONG THE NORTH BOUNDARY THEREOF, A DISTANCE OF 350.47 FEET; RUN THENCE SOUTH 89 DEGREES 05 MINUTES 19 SECONDS EAST, A DISTANCE OF 434.60 FEET TO THE POINT OF BEGINNING; CONTINUE THENCE SOUTH 48 DEGREES 05 MINUTES 19 SECONDS EAST, A DISTANCE OF 155.40 FEET; RUN THENCE SOUTH 39 DEGREES 40 MINUTES 04 SECONDS EAST, A DISTANCE OF 637.94 FEET; THENCE RUN SOUTH 84 DEGREES 05 MINUTES 32 SECONDS WEST, A DISTANCE OF 657.00 FEET; RUN THENCE NORTH 11 DEGREES 09 MINUTES 21 SECONDS EAST 675.25 FEET TO THE POINT OF BEGINNING, ALL LYING AND BEING IN POLK COUNTY, FLORIDA.

Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the clerk reports the surplus as unclaimed.
