NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated December 9, 2019, and entered in Case No. 2017CA002169CAAXES, of the Circuit Court of the Sixth Judicial Circuit in and for PASCO County, Florida. THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK, AS TRUSTEE FOR THE CERTIFICATEHOLDERS CWALT, INC., ALTERNATIVE LOAN TRUST 2006-28CB, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2006-28CB (hereafter “Plaintiff”), is Plaintiff and W.B. RIDDLE; CAROL S. RIDDLE; MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC. AS NOMINEE FOR GMFS, LLC; DITECH FINANCIAL LLC, are defendants. Nikki Alvarez-Sowles, Esq., Clerk of the Circuit Court for PASCO, County Florida will sell to the highest and best bidder for cash via the Internet at www.pasco.realforeclose.com, at 11:00 a.m., on the 11TH day of FEBRUARY, 2020, the following described property as set forth in said Final Judgment, to wit:
COMMENCE AT THE NW CORNER OF SECTION 12, TOWNSHIP 26 SOUTH, RANGE 21 EAST, THENCE RUN SOUTH, ALONG THE WEST BOUNDARY OF SAID SECTION 12, 636.80 FEET, THENCE RUN S 89º36' 15” E., 140.0 FEET FOR A POINT OF BEGINNING; THENCE CONTINUE S 89º36'15' E., 120.0 FEET, THENCE SOUTH 70.65 FEET, THENCE N 89º15'W., 120.0 FEET, THENCE NORTH 69.91 FEET TO THE POINT OF BEGINNING, PASCO COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the clerk reports the surplus as unclaimed.
