NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure dated January 9, 2020, and entered in Case No. 19-CA-9160 DIV J of the Circuit Court of the 13th Judicial Circuit, in and for HILLSBOROUGH County, Florida, where in WILMINGTON SAVINGS FUND SOCIETY, FSB, NOT IN ITS INDIVIDUAL CAPACITY BUT SOLELY IN ITS CAPACITY AS OWNER TRUSTEE OF MATAWIN VENTURES TRUST SERIES 2018-3, is the Plaintiff and UNKNOWN HEIRS, DEVISEES, GRANTEES, CREDITORS AND OTHER PERSONS OR UNKNOWN SPOUSES CLAIMING BY THROUGH UNDER OR AGAINST THE ESTATE OF SHARON A. DEMPSEY, RE 710 LLC, CHESTNUT FOREST ASSOCIATION, INC., HUNTER'S GREEN COMMUNITY ASSOCIATION, INC., HILLSBOROUGH COUNTY, UNKNOWN TENANT #1, UNKNOWN TENANT #2, CHRISTINE EDRIS, are the Defendants, the Clerk of Court shall offer for sale to the highest bidder for cash on March 12, 2020, beginning at 10:00 AM, at www.hillsborough.realforeclose.com, the following described property as set forth in said Summary Final Judgment lying and being situate in HILLSBOROUGH County, Florida, to wit:
Lot 31, CHESTNUT FOREST, according to the map or plat thereof, as recorded in Plat Book 94, Page 71, of the Public Records of Hillsborough County, Florida.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE. THE CLERK SHALL RECEIVE A SERVICE CHARGE OF UP TO $70 FOR SERVICES IN MAKING, RECORDING, AND CERTIFYING THE SALE AND TITLE THAT SHALL BE ASSESSED AS COSTS. THE COURT, IN ITS DISCRETION, MAY ENLARGE THE TIME OF THE SALE. NOTICE OF THE CHANGED TIME OF SALE SHALL BE PUBLISHED AS PROVIDED HEREIN.
