Notice is hereby given that, pursuant to the Consent Final Judgment of Foreclosure on Counts III and V of the Amended Verified Complaint for Foreclosure of Mortgage and Security Agreements, Action for Money Damages on Notes, Guarantees, and Assignment of Rents entered in this cause in the Circuit Court for Charlotte County, Florida, the Clerk of Court will sell the Property situated in Charlotte County, Florida, described as follows:
That parcel of land lying in Charlotte County, Florida, being all of Tract G, a portion of Tract “F”, and portions of Blocks B, D, E, F, & H, all in Coral Ridge Unit #2, according to the plat thereof, recorded in Plat Book 5, Page 36, of the public records of Charlotte County, Florida, said parcel also being a portion of those lands encompassed by Resolution No. 89-16PV, a resolution to vacate a portion of Coral Ridge Unit No. 2, as recorded in Official Records Book 1046, Page 276 of the Public Records of Charlotte County, Florida, all being more particularly described as follows:
Commencing at the Northwest corner of Lot 15, Block K, of said Coral Ridge No. 2; thence along the Easterly right-of-way line of Cooper Street (as it is shown on said plat) S00°10'10”E 1,097.18 feet to the point of beginning:
Thence S65°29'47”E 41.74 feet; thence S40°49'25”E 454.00 feet; thence N89°54'41”E 804.03 feet to the Easterly boundary of said Coral Ridge Unit No. 2; thence along said Easterly boundary S00°05'19”E 294.65 feet; thence N89°32'45” 621.36 feet; thence N40°49'25”W 792.02 feet to the aforesaid Easterly right-of-way line of Cooper Street; thence along said Easterly right of-way line N00°10'10”W 50.00 feet to the point of beginning.
Subject to a 20' x 50' sign easement more particularly described as follows:
Commencing at the Northwest corner of Lot 15, Block K, of said Coral Ridge No. 2; thence along the Easterly right-of-way line of Cooper Street (as it is shown on said plat) S00°10'10”E 1,116.48 feet; thence S40°49'25”E 158.29 feet to the point of beginning; thence S40°49'25”E 50.00 feet; thence S49°10'35”W 20.00 feet; thence N40°49'25”W 50.00 feet; thence N49°10'35”E 20.00 feet; to the point of beginning.
