Notice is hereby given pursuant to a Uniform Final Judgment of Foreclosure dated October 29, 2020, entered in Case No. 19-CA-10826, Division G, of the Circuit Court of the Thirteenth Judicial Circuit in and for Hillsborough County, Florida, in favor of the Plaintiff, McCarthy Holdings, LLC, John P. McCarthy IRA, LLC, and Charles Michael McCarthy IRA, LLC (“McCarthy”) and against the Defendants, SUNBUILD PHASE I, LP, SULPHUR SPRINGS OC LP, ANTON PHILIPP, VICTORIA LOVE BARTHOLOMEW, CHRISTOPHER B. COTTINGAME, OLYMPIA MORTGAGE SERVICES, INC., CAUSEWAY OC LP a/k/a Causeway OC Limited Partnership, STEPHEN SCHWARTZ and SOLAR INDEPENDENCE, LLC and all persons, corporation, or other entities claiming by, through, or under Defendants, that McCarthy will sell to the highest and best bidder for cash in an online sale at www.hillsborough.realforeclose.com on December 30, 2020, beginning at 10:00 a.m. EST, the following described real property as set forth in the Uniform Final Judgment of Foreclosure:
From the Northeast corner of Section 25, Township 28 South, Range 18 East, Hillsborough County, Florida, run thence South (assumed) along the East Boundary thereof 1000.12 feet, to a point marking the point of intersection of the centerline of Nebraska Avenue, with the centerline of East Bird Street, thence along said centerline of East Bird Street, S89°42'00”W, 588.40 feet, thence South (assumed) 50.00 feet to a point of (sic) the South right of way line of East Bird Street for a Point of Beginning; thence run along said South right of way line, N89°42'00”E, 210.90 feet, thence South 265.00 feet; thence S89°42'00”W, 212.30 feet; thence North 265.00 feet the Point of Beginning.
Together with all rents, issues and profits thereof.
IF YOU ARE A SUBORDINATE LIENHOLDER CLAIMING A RIGHT TO FUNDS REMAINING AFTER THE SALE, IF ANY, YOU MUST FILE A CLAIM WITH THE CLERK NO LATER THAN THE DATE THAT THE CLERK REPORTS THE FUNDS AS UNCLAIMED. IF YOU FAIL TO FILE A TIMELY CLAIM, YOU WILL NOT BE ENTITLED TO ANY REMAINING FUNDS. DEFENDANT USA SHALL NOT BE BOUND BY THE SIXTY DAY TIME PERIOD IMPOSED BY FLA. STAT. § 45.032 UPON MOTION FOR DISTRIBUTION OF SURPLUS PROCEEDS.
