YOU ARE NOTIFIED that an action to enforce and foreclose a Claim of Lien for condominium assessments and to foreclose any claims which are inferior to the right, title and interest of the Plaintiff, PONDEROSA PARK CIVIC ASSOCIATION, INC., herein in the following described property:
Lot 46, of the unrecorded plat of PONDEROSA PARK, UNIT ONE, being a portion of the East 1/2 of the West 1/2 of Section 3, Township 25 South, Range 16 East, of the Public Records of Pasco County, Florida, being further described as follows:
Commence at the Southeast comer of the Southwest 1/4 of Section 3, thence run North 1°30'52” East, a distance of 50 feet to the North Right-of-Way line of State Road No. 52 as it is now constructed; thence run along said Right-of-Way line North 89°26'15” West, a distance of 451.82 feet; thence North 1°31'18” East a distance of 666 feet for a Point of Beginning; thence North 89°26'15” West a distance of 108 feet; thence North 1°31' 18” East, a distance of 40 feet; thence South 89°26'15” East, a distance of 108 feet; thence South 1°31' 18” West, a distance of 40 feet to the Point of Beginning; the East 6 feet and the North 3 feet thereof being subject to an easement for utilities; also the West 25 feet thereof being subject to an easement for public road right-of way and/or utilities.

has been filed against you and you are required to serve a copy of your written defenses, if any, on Daniel J. Greenberg, Esquire, of Cianfrone, Nikoloff, Grant & Greenberg, P.A., whose address is 1964 Bayshore Blvd., Dunedin, FL, 34698, within thirty (30) days after the first publication of this Notice in the Business Observer, and file the original with the Clerk of this Court either before service on Plaintiffs attorney or immediately thereafter; otherwise a default will be entered against you for the relief demanded in the Complaint.
