NOTICE OF SALE PURSUANT TO CHAPTER 45 IS HEREBY GIVEN that, pursuant to the Uniform Final Judgment of Foreclosure dated August 27, 2020 issued in the Twelfth Judicial Circuit, in and for Manatee County, Florida, Case No.: 2020CA000427AX, wherein WILMINGTON SAVINGS FUND SOCIETY, FSB, NOT IN ITS INDIVIDUAL CAPACITY BUT SOLELY IN ITS CAPACITY AS OWNER TRUSTEE OF MATAWIN VENTURES TRUST SERIES 2018-3 is the Plaintiff and KONDAUR CAPITAL CORPORATION, ROSEDALE MASTER HOMEOWNERS' ASSOCIATION, GROW FINANCIAL FEDERAL CREDIT UNION FKA MACDILL FEDERAL CREDIT UNION and SUNCOAST SCHOOLS FEDERAL CREDIT UNION; CAPITAL ONE BANK (USA), N.A are the Defendants. Angelina “Angel” Colonneso, as the Clerk of the Circuit Court, will sell to the highest and best bidder for cash at www.manatee.realforeclose.com, at 11:00 AM on October 7 , 2020, the following described property as set forth in said Final Judgment, to wit:

ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITH THE CLERK NO LATER THAN THE DATE THAT THE CLERK REPORTS THE FUNDS AS UNCLAIMED. .
