NOTICE IS GIVEN that pursuant to the Final Judgment entered on the 24 day of March, 2021, in Civil Action No. 18-CA-6106, of the Circuit Court of the Twentieth Judicial Circuit in and for Lee County, Florida, in which REYNOLDS VENTURES, INC., a Florida corporation, is the Plaintiff, I will sell to the highest and best bidder for cash on April 23, 2021 at 9:00 a.m., at www.lee.realforeclose.com, the following described real property as set forth in the Final Judgment in Lee County, Florida:

Description of a Parcel in the Southwest 1/4 of the Northeast 1/4 of Section 12, Township 46 South, Range 24 East, Lee County, Florida (Royal Woods Phase II, Tract 9008).
A Tract or Parcel of land situated in the State of Florida, County of Lee, being a part of the Southwest one-quarter (SW 1/4) of the Northeast one-quarter (NE 1/4) of Section 12, Township 46 South, Range 24 East and further bounded and described as follows:
Starting at the Northeast corner of the aforesaid fraction of a section; thence N 89 degrees 58' 21” W along the North line of said fraction of a section for 30.00 feet to a point on the West Right-Of-Way line of Island Park Road (60.00 feet wide); thence S 00 degrees 06' 09” E along said Westerly Right-Of-Way line for 347.00 feet; thence N 89 degrees 58' 21 W for 334.54 feet; thence S 00 degrees 01' 39” W for 72.00 feet; thence N 89 degrees 58' 21” W for 304.31 feet; thence S 00 degrees 01' 39” W for 246.66 feet to the Point of Beginning of the herein described parcel; thence S 39 degrees 36' 16” E for 37.00 feet; thence S 51 degrees 49' 29” W for 132.66 feet; thence N 41 degrees 00' 32” W for 93.38 feet; thence N 72 degrees 25' 28” W for 5.76 feet; thence N 47 degrees 18' 25” E for 3.46 feet to the Beginning of a curve concave to the Northwest having a radius of 35.00 feet; thence Northeasterly along said curve through a central angle of 22 degrees 50' 51” for 13.96 feet; thence N 56 degrees 34' 15” E for 3.31 feet; thence N 80 degrees 18' 25” E for 135.96 feet to the Point of Beginning.
Bearings are based on the centerline of Island Park Road.
Said Parcel subject to a Maintenance Easement over and across the Northerly 3.00 feet.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim in accordance with Florida Statutes, Section 45.031
