NOTICE IS HEREBY GIVEN pursuant to order rescheduling foreclosure sale or Final Judgment, entered in Civil Case No. 2020CA000357000000 of the Circuit Court of the 10th Judicial Circuit in and for Polk County, Florida, wherein Wells Fargo Bank, N.A., Plaintiff and James Bester are defendant(s), I, Clerk of Court, Stacy M. Butterfield, will sell to the highest and best bidder for cash at www.polk.realforeclose.com at 10:00 A.M. on September 17, 2021, the following described property as set forth in said Final Judgment, to-wit:
WEST 1/2 OF EAST 1/2 OF NORTHWEST 1/4 OF NORTHWEST 1/4 AND BEGINNING AT THE SOUTHWEST CORNER OF EAST 1/2 OF SOUTHEAST 1/4 OF NORTHWEST 1/4 OF NORTHWEST 1/4 FOR POINT OF BEGINNING, RUN THENCE EAST 25 FEET, THENCE NORTH 430 FEET, THENCE WEST 25 FEET, THENCE SOUTH 430 FEET TO POINT OF BEGINNING, LESS ROAD RIGHT-OFWAY FOR MAINTENANCE. ALL IN SECTION 22, TOWNSHIP 31 SOUTH, RANGE 26 EAST, POLK COUNTY, FLORIDA.
BEING A PORTION OF THE SAME PROPERTY HERETOFORE CONVEYED BY A CERTIFICATE OF TITLE RECORDED IN O.R. BOOK 3275, PAGE 1381, AUGUST 24, 1993, IN POLK COUNTY, FLORIDA.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM NO LATER THAN THE DATE THAT THE CLERK REPORTS THE FUNDS AS UNCLAIMED.
