River Preserve Condominium Association Inc., a Florida Not for Profit Corporation,
Plaintiff, v.
Monarch Asset Management LLC, a Limited Liability Company of Mississippi, Unknown Tenant 1 and Unknown Tenant 2,

NOTICE IS HEREBY GIVEN pursuant to a Final Judgment After Clerk's Default dated July 21, 2021 entered in Case No. 2019-CA-2599, Twelfth Judicial Circuit in and for Manatee County, Florida, wherein River Preserve Condominium Association, Inc. is Plaintiff and Monarch Asset Management, LLC, et al. are Defendants, that the Clerk of Court, Angelina M. Colonneso, shall sell to the highest bidder for cash at Manatee County's On Line Public Auction website: www.manatee.realforeclose.com at 11:00 a.m. on January 6, 2022, in accordance with Chapter 45, Florida Statutes, the following described property located in Manatee County, Florida, as set forth in said Final Judgment After Clerk's Default, to-wit:
Unit 2104, Building 2, Phase I, River Preserve, a Condominium according to the Declaration of Condominium thereof, recorded in the Official Records Book 2023, Page 4209 and all exhibits and amendments thereof, and recorded in Condominium Plat Book 33, Page 154, Condo Book 34, Page 118, and Condo Book 35, Page 200 of the Public Records of Manatee County, Florida together with an individual interest in the common elements appurtenant thereto set forth in said Declaration, Florida Tax ID: 13640.0120/9.
Commonly known as: 2607 River Preserve Court, Bradenton, FL 34208 (the “Property”).
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM BEFORE THE CLERK REPORTS THE SURPLUS AS UNCLAIMED.
