YOU ARE HEREBY NOTIFIED that an action has been filed against you in the Circuit Court of Manatee County, Florida, Bank of New York Mellon, as Trustee, v. Linda Shaffer, for violation of Florida Statute § 817.535, slander of title, quiet title, and declaratory judgment to challenge Linda Shaffer's claimed interest in the property under an “Affidavit and Verified Claim in Support of Secured Interest in Real Property” recorded on August 5, 2021 in Manatee County, Florida, Public Records as Instrument #202141103935 and a “Notice of Receipt and Acceptance of Warranty Deed” recorded on August 5, 2021 in Manatee County, Florida, Public Records as Instrument #202141103933, on the following real property situated, lying, and being in Manatee County, Florida, and more particularly described as:
LOT 48, UNIT 2C, LAKEWOOD RANCH COUNTRY CLUB VILLAGE SUBPHASE EE, UNITS 2A-2E (UNIT 2A a/k/a WEXFORD, UNIT 2B a/k/a EDENMORE, UNIT 2C a/k/a SILVERWOOD, UNIT 2D a/k/a GREYSTONE, UNIT 2E a/k/a HIGHFIELD), AS PER PLAT THEREOF RECODED IN PLAT BOOK 45, PAGES 190 THROUGH 218, OF THE PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA.
together with all existing or subsequently erected or affixed buildings, improvements, and fixtures (the “Property”).
You are required to serve your written defenses, if any, to Heather L. Fesnak; Plaintiff's attorney, whose address is 401 E. Jackson Street, Suite 1700; Tampa, Florida 33602, on or before 30 DAYS FROM FIRST PUBLICATION and file original with the Clerk of the above-styled Court either before service on Plaintiff's attorney or immediately thereafter.
If you fail to do so, Judgment by default may be entered against you for the relief demanded in the Complaint.
This notice shall be published once a week for two consecutive weeks in the Business Observer.
