NOTICE IS HEREBY GIVEN pursuant to a Uniform Final Judgment of Mortgage Foreclosure and the Amended Order to Reschedule Foreclosure Sale dated December 15, 2021 both entered in Case No. 2020-CA-4760 of the Circuit Court of the Twelfth Judicial Circuit in and for Manatee County, Florida wherein UNITY ONE, P.L., AS TRUSTEE FOR THE 3329 OAK GROVE DRIVE FAMILY LAND is the Plaintiff and WILLIAM J. FARRELL and BRITTANY FARRELL are Defendants, I will sell to the highest and best bidder for cash at www.manatee.realforeclose.com, the Clerk's website for on-line auctions at 11:00 o'clock A.M. on the 20th day of January, 2022, the following described property as set forth in said Uniform Final Judgment of Mortgage Foreclosure, to wit
LOT 35, OAK GROVE PARK, AS PER PLAT THEREOF RECORDED IN PLAT BOOK 19, PAGES 114 AND 115, PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA.

Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the clerk reports the surplus as unclaimed.
