NOTICE is hereby given that Angelina “Angel” Colonneso, Clerk of the Circuit Court of Manatee County, Florida, will on January 21, 2021, at 11:00 a.m. EST, via the online auction site at www.manatee.realforeclose.com in accordance with Chapter 45, F.S., offer for sale and sell to the highest and best bidder for cash, the following described property situated in Manatee County, Florida, to wit:
Begin at the Southeast corner of Lot 13, Archway Subdivision, as recorded in Plat Book 21, Page 101, Public Records of Manatee County, Florida and run North 87 degrees 34 minutes 14 seconds West, along the South line of said Lot 13, a distance of 162.92 feet to the Southwest corner thereof; thence North 02 degrees 25 minutes 46 seconds East, along the West line of said Lot 13, a distance of 38.50 feet; thence South 87 degrees 37 minutes 21 seconds East, passing through a party wall, a distance of 162.92 feet to a point on the East line of Lot 13; thence South 02 degrees 25 minutes 46 seconds West, along said East line, a distance of 38.65 feet to the Point of Beginning. pursuant to the Final Judgment of Foreclosure entered in a case pending in said Court, the style and case number of which is set forth above.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim before the clerk reports the surplus as unclaimed.
If the sale is set aside for any reason, the Purchaser at the sale shall be entitled only to a return of the deposit paid. The Purchaser shall have no further recourse against the Mortgagor, the Mortgagee or the Mortgagee's attorney.
