NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated October 23, 2020, and entered in 19-CA-000964 of the Circuit Court of the TWENTIETH Judicial Circuit in and for LEE County, Florida, wherein NEW REZ, LLC F/K/A NEW PENN FINANCIAL, LLC D/B/A SHELLPOINT MORTGAGE SERVICING is the Plaintiff and NICHOLAS COOKENDORFER; UNKNOWN SPOUSE OF NICHOLAS COOKENDORFER; KELLY ROOFING, L.L.C. D/B/A KELLY ROOFING are the Defendant(s). Linda Doggett as the Clerk of the Circuit Court will sell to the highest and best bidder for cash at www.lee.realforeclose.com, at 09:00 AM, on January 21, 2021, the following described property as set forth in said Final Judgment, to wit:
ALL THAT CERTAIN LAND SITUATE IN LEE COUNTY, FLORIDA, VIZ:
A LOT OR PARCEL OF LAND LYING IN SECTION 33, TOWNSHIP 43 SOUTH, RANGE 25 EAST, LYING BETWEEN RIVERSIDE DRIVE AS SHOWN ON THE PLAT OF RUSSELL PARK RECORDED IN PLAT BOOK 8, PAGE 36, OF THE PUBLIC. RECORDS OF LEE COUNTY, FLORIDA, AND THE WATERS OF THE CALOOSAHATCHEE RIVER WHICH LOT OR PARCEL IS DESCRIBED AS FOLLOWS:
FROM THE CORNER COMMON TO LOTS 110 AND 111 IN BLOCK 4, OF SAID RUSSELL PARK ON THE SOUTH SIDE OF RIVERSIDE DRIVE RUN NORTHWESTERLY ALONG A PROLONGATION OF THE LINE DIVIDING SAID LOTS 110 AND 111, FOR 103.32 FEET TO A POINT ON THE NORTHERLY LINE OF SAID RIVERSIDE DRIVE.; THENCE RUN SOUTHWESTERLY ALONG SAID NORTHERLY LINE OF RIVERSIDE DRIVE FOR 25.83 FEET TO A POINT 25 FEET MEASURED ON A PERPENDICULAR, WESTERLY FROM SAID PROLONGATION OF THE LINE DIVIDING LOTS 110 AND 111, AND THE POINT OF BEGINNING OF THE LANDS HEREBY DESCRIBED. FROM SAID POINT OF BEGINNING RUN SOUTHWESTERLY ALONG SAID NORTHERLY LINE OF RIVERSIDE DRIVE FOR 114.41 FEET; THENCE RUN NORTHWESTERLY PERPENDICULAR TO SAID NORTHERLY LINE OF RIVERSIDE DRIVE FOR 77.53 FEET TO THE WATERS OF THE CALOOSAHATCHEE RIVER; THENCE RUN SOUTHEASTERLY AND EASTERLY ALONG SAID WATERS AND ALONG A CONCRETE SEAWALL FOR 125 FEET TO AN INTERSECTION WITH A LINE THROUGH THE POINT OF BEGINNING PARALLEL TO SAID LINE DIVIDING LOTS 110 AND 111; THENCE RUN SOUTHEASTERLY ALONG SAID PARALLEL LINE FOR 19.47 FEET TO THE POINT OF BEGINNING.
