NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure entered January 11, 2021 in Civil Case No. 2020 CA 003737 NC of the Circuit Court of the TWELFTH Judicial Circuit in and for Sarasota County, Sarasota, Florida, wherein CITIBANK, N.A., AS TRUSTEE FOR CMLTI ASSET TRUST is Plaintiff and CHRISTOPHER PORTO, et al., are Defendants, the Clerk of Court, KAREN E. RUSHING, will sell to the highest and best bidder for cash electronically at www.sarasota.realforeclose.com in accordance with Chapter 45, Florida Statutes on the 16th day of February 2021 at 09:00 AM on the following described property as set forth in said Summary Final Judgment, to-wit:
Part of Parcel 6 of Unrecorded Plat of Myakka Valley Ranch, more particularly described as follows:
Commence at the Northwest corner of the Northeast 1/4 of Section 19, Township 37 South, Range 20 East; thence South 00 degrees 16 minutes 27 seconds East along the West line of said Northeast 1/4 a distance of 1325.00 feet: thence North 89 degrees 53 minutes 57 seconds East 1899.86 feet for a point of beginning; thence continue North 89 degrees 53 minutes 57 seconds East 369.93 feet; thence South 00 degrees 10 minutes 43 seconds East (South 00 degrees 14 minutes 35 seconds East old deed) along the East line of said Parcel 6 a distance of 362.04 feet; thence South 89 degrees 49 minutes 17 seconds West 36.81 feet; thence South 00 degrees 10 minutes 43 seconds East 140.92 feet; thence North 89 degrees 49 minutes 17 seconds East 36.81 feet to the East line of said Parcel 6; thence South 00 degrees 10 minutes 43 seconds East (South 00 degrees 14 minutes 35 seconds East old deed) along the East line of said Parcel 6 a distance of 161.34 feet, to the Southeast corner of said Parcel 6; thence South 89 degrees 57 minutes 00 seconds West along the South line of said Parcel 6 a distance of 370.48 feet to the Southwest corner of said Parcel 6; thence N 00 degrees 07 minutes 53 seconds West (North 00 degrees 11 minutes 45 seconds West old deed) along the West line of said Parcel 6 a distance of 663.98 feet to the point of beginning.
Together with easements for ingress and egress including, but not limited to, a non-exclusive private easement over a strip of land 100 feet wide lying in the said 1/4 of Section 19, Township 37 South, Range 20 East, more particularly described as follows:
Commence at the Southwest corner of said Northeast 1/4 of Section 19; thence run East along the South line of said Northeast 1/4 for 17.85 feet to the Westerly right of way line of said 100 strip for the point of beginning; thence North 23 degrees 40 minutes East along said Westerly right of way line 1661.27 feet, more or less, to a point Northerly of and 50 feet from the South line of the North 1/2 of said Northeast 1/4 of Section 19, for P.I., thence North 89 degrees 53 minutes 57 seconds East, 50.00 feet from and parallel to said South line 2013.67 feet, more or less, to the East line of Section 19; thence South 00 degrees 17 seconds 17 seconds East along said East Section line, 100.00 feet to the Southerly right of way line of said 100-foot strip; thence South 89 degrees 53 minutes 57 seconds West, 50.00 feet from and parallel to said South line of the North 1/2 of the Northeast 1/4 of Section 19, 1948.77 feet for P.I.; thence South 23 degrees 40 minutes West, 1393.38 feet to the said South line of Northeast 1/4 of Section 19; thence West along said South line, 109.18 feet to the point of beginning.
And subject to a non-exclusive private easement for ingress and egress over so much of the land conveyed hereby as lies within the 100-foot-wide easement described above.
