NOTICE IS HEREBY GIVEN that, pursuant to the In Rem Final Judgment of Mortgage Foreclosure entered on January 12, 2021 and docketed on January 13, 2021 in Civil Case Number 19-002812-CI of the Circuit Court of the Sixth Judicial Circuit in and for Pinellas County, Florida wherein WEST COAST SERVICING, INC. is the Plaintiff and THE UNKNOWN HEIRS, BENEFICIARIES, DEVISEES GRANTEES, ASSIGNEES, LIENORS, CREDITORS, TRUSTEES, AND ALL OTHERS WHO MAY CLAIM AN INTEREST IN THE ESTATE OF JAMES PHILLIPS (DECEASED); BETHZALI PHILLIPS; AARON BRIGHT PHILLIPS, POTENTIAL HEIR OF THE ESTATE OF JAMES PHILLIPS (DECEASED); SAGE JUSTIN PHILLIPS, POTENTIAL HEIR OF THE ESTATE OF JAMES PHILLIPS (DECEASED); A.P., A MINOR IN THE CARE OF THE MINOR'S MOTHER AND NATURAL GUARDIAN, BETHZALI PHILLIPS; ANY AND ALL UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER, OR AGAINST THE HEREIN NAMED INDIVIDUAL DEFENDANT(S) WHO ARE NOT KNOWN TO BE DEAD OR ALIVE, WHETHER SAID UNKNOWN PARTIES MAY CLAIM AN INTEREST AS SPOUSES, HEIRS, DEVISEES, GRANTEES, OR OTHER CLAIMANTS are the Defendants, the Clerk of the Circuit Court for Pinellas County, Florida, Ken Burke, CPA, will sell to the highest bidder for cash at public sale on March 2, 2021 electronically by online sale at www.pinellas.realforeclose.com, beginning at 10:00 a.m. on the prescribed date in accordance with Chapter 45, Florida Statutes, the following described property in Pinellas County, Florida, as set forth in the In Rem Final Judgment of Mortgage Foreclosure, to wit:

THE SALE WILL BE MADE PURSUANT TO THE FINAL JUDGMENT.
IF THIS PROPERTY IS SOLD AT PUBLIC AUCTION, THERE MAY BE ADDITIONAL MONEY FROM THE SALE AFTER PAYMENT OF PERSONS WHO ARE ENTITLED TO BE PAID FROM THE SALE PROCEEDS PURSUANT TO THE FINAL JUDGMENT.
IF YOU ARE A SUBORDINATE LIENHOLDER CLAIMING A RIGHT TO FUNDS REMAINING AFTER THE SALE, IF ANY, YOU MUST FILE A CLAIM WITH THE CLERK NO LATER THAN THE DATE THAT THE CLERK REPORTS THE FUNDS AS UNCLAIMED. IF YOU FAIL TO FILE A TIMELY CLAIM, YOU WILL NOT BE ENTITLED TO ANY REMAINING FUNDS.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM BEFORE THE CLERK REPORTS THE SURPLUS AS UNCLAIMED.
