NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure entered December 17, 2019 in Civil Case No. 18-CA-010588 of the Circuit Court of the THIRTEENTH Judicial Circuit in and for Hillsborough County, Tampa, Florida, wherein WELLS FARGO BANK, N.A. AS TRUSTEE FOR OPTION ONE MORTGAGE LOAN TRUST 2007-FXD2 is Plaintiff and JOFFRE P MONTAYRE, et al., are Defendants, the Clerk of Court, CINDY STUART, will sell to the highest and best bidder for cash electronically at www.Hillsborough.realforeclose.com in accordance with Chapter 45, Florida Statutes on the 15th day of April, 2021 at 10:00 AM on the following described property as set forth in said Summary Final Judgment, to-wit:
LOT 40 GROVE POINT VILLAGE UNIT II, according to map or plat thereof as recorded in Plat Book 47, Page 23 of the Public Records of Hillsborough County, Florida, AND THAT PART OF LOT 41 (of said GROVE POINT VILLAGE UNIT II) described as follows:
Commence at the common corner between said Lots 40 and 41 on the Northeasterly right of way
boundary of Grove Point Drive; thence North 37 degrees 00 minutes 30 seconds East along the common boundary between said Lots 40 and 41, 35.00 feet to a point hereafter called Point “A”;
thence South 86 degrees 00 minutes 56 seconds East, 3.67 feet for a Point of Beginning; thence continue South 86 degrees 00 minutes 56 seconds East, 8.26 feet; thence South 37 degrees 00 minutes 30 seconds West, 4.50 feet; thence North 52 degrees 59 minutes 30 seconds West, 6.92 feet to the Point of Beginning;
LESS: That Part of Lot 40 described as follows:
Begin at aforementioned Point “A”, thence North 37 degrees 00 minutes 30 seconds East along the aforementioned common boundary of said Lots 40 and 41, 2.00 feet; thence South 52 degrees 59 minutes 30 seconds East, 3.08 feet; thence North 86 degrees 00 minutes 56 seconds West, 3.67 feet to Point “A”.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim before the clerk reports the surplus as unclaimed.
