NOTICE IS HEREBY GIVEN pursuant to Uniform Final Judgment of Mortgage Foreclosure dated May 05, 2021 entered in Civil Case No. 2019CA004354AX of the Circuit Court of the 12TH Judicial Circuit in and for Manatee County, Florida, wherein WILMINGTON SAVINGS FUND SOCIETY, FSB, NOT IN ITS INDIVIDUAL CAPACITY BUT SOLELY AS OWNER TRUSTEE OF CSMC 2017-RPL2 TRUST is Plaintiff and DEAN SERAFINE and TERESA R. SERAFINE, et al, are Defendants. The Clerk, ANGELINA M. COLONNESO, shall sell to the highest and best bidder for cash at Manatee County's On Line Public Auction website: www.manatee.realforeclose.com, at 11:00 AM on July 16, 2021, in accordance with Chapter 45, Florida Statutes, the following described property located in MANATEE County, Florida, as set forth in said Uniform Final Judgment of Mortgage Foreclosure, to-wit:
BEGIN ON THE NORTH BOUNDARY OF THE NE 1/4 OF THE SE 1/4 OF SECTION 15, TOWNSHIP 35 SOUTH, RANGE 18 EAST AT A POINT 25 FEET WEST OF THE NE CORNER OF SAID NE 1/4 OF SE 1/4; THENCE WESTERLY ALONG SAID NORTH BOUNDARY, 1202 FEET, MORE OR LESS, TO THE EASTERLY BANK OF THE BRADEN RIVER; THENCE MEANDER THE BANK OF SAID BRADEN RIVER IN A SOUTHERLY DIRECTION TO A POINT WHICH IS 120 FEET SOUTH OF SAID NORTH BOUNDARY; RUN THENCE EASTERLY PARALLEL TO AND AT A DISTANCE OF 120 FEET SOUTH OF SAID NORTH BOUNDARY FOR A DISTANCE OF 760 FEET; RUN THENCE EASTERLY 390.4 FEET, MORE OR LESS, TO A POINT 100 FEET SOUTH OF THE POINT OF BEGINNING; RUN THENCE NORTH 100 FEET TO THE POINT OF BEGINNING.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim before the clerk reports the surplus as unclaimed. The court, in its discretion, may enlarge the time of the sale. Notice of the changed time of sale shall be published as provided herein.
