NOTICE IS HEREBY GIVEN that, pursuant to the Summary Final Judgment in this cause, in the County Court of Pasco County, Florida, I will sell all the property situated in Pasco County, Florida described as:
Lot 46, of the unrecorded plat of PONDEROSA PARK, UNIT ONE, being a portion of the East ½ of the West ½ of Section 3, Township 25 South, Range 16 East, of the Public Records of Pasco County, Florida, being further described as follows:
Commence at the Southeast corner of the Southwest ¼ of Section 3, thence run North 1°30'52” East, a distance of 50 feet to the North Right-of-Way line of State Road No. 52 as it is now constructed; thence run along said Right-of-Way line North 89°26'15” West, a distance of 451.82 feet; thence North 1°31'18” East a distance of 666 feet for a Point of Beginning; thence North 89°26'15” West a distance of 108 feet; thence North 1°31'18” East, a distance of 40 feet; thence South 89°26'15” East, a distance of 108 feet; thence South 1°31'18” West, a distance of 40 feet to the Point of Beginning; the East 6 feet and the North 3 feet thereof being subject to an easement for utilities; also the West 25 feet thereof being subject to an easement for public road right-of-way and/or utilities.
