NOTICE OF SALE IS HEREBY GIVEN pursuant to the order of Uniform Final Judgment of Foreclosure dated September 24, 2020, and entered in Case No. 2019 CA 005031 NC of the Circuit Court of the 12TH Judicial Circuit in and for Sarasota County, Florida, wherein DEUTSCHE BANK NATIONAL TRUST COMPANY AS TRUSTEE FOR INDYMAC INDA MORTGAGE LOAN TRUST 2007-AR8, MORTGAGE PASS-THROUGH CERTIFICATES SERIES 2007-AR8, is Plaintiff and RICHARD E. LOUIS, AS PERSONAL REPRESENTATIVE OF THE ESTATE OF MARTIN E. ROMANSKI A/K/A MARTIN EUGENE ROMANSKI; BRITT-MARIE PEARSON, are Defendants, the Office of the Clerk, Sarasota County Clerk of the Court will sell to the highest bidder or bidders via online auction at www.sarasota.realforeclose.com at 9:00 a.m. on the 8th day of July, 2021, the following described property as set forth in said Final Judgment, to wit:
COMMENCE AT A POINT WHERE THE WEST LINE OF SECTION 36, TOWNSHIP 38 SOUTH, RANGE 18 EAST INTERSECTS THE EXTENSION OF THE SOUTHERLY R/W LINE OF ALBEE ROAD (50 FEET WIDE); THENCE N 52°57'00” EAST, ALONG SAID R/W LINE AND EXTENSION THEREOF 800.10 FEET TO THE POINT OF BEGINNING; THENCE CONTINUE ALONG SAID R/W LINE N 52°57'00” EAST, 35.90 FEET TO THE PC. A CURVE CONCAVE TO THE SOUTHEASTERLY AND HAVING A RADIUS OF 348.26 FEET; THENCE NORTHEASTERLY ALONG SAID CURVE AND SAID R/W LINE THROUGH A CENTRAL ANGLE OF 9°45'04” AN ARC DISTANCE OF 59.27 FEET; THENCE LEAVING SAID CURVE SOUTH, 140.88 FEET TO A SEAWALL AT THE WATERS OF LYONS BAY; THENCE S 75°44'12” W ALONG SAID SEAWALL AND SAID WATERS OF LYONS BAY 60.03 FEET; THENCE N 11°21'00” W, 104.57 FEET TO THE POINT OF BEGINNING. LYING AND BEING IN SECTION 36, TOWNSHIP 38 SOUTH, RANGE 18 EAST, SARASOTA COUNTY, FLORIDA.
Property Address: 703 Albee Rd W, Nokomis, Florida 34275
and all fixtures and personal property located therein or thereon, which are included as security in Plaintiff's mortgage.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the clerk reports the surplus as unclaimed.
