NOTICE IS HEREBY GIVEN pursuant to the Final Judgment and/or Order Rescheduling Foreclosure Sale, entered in Case No. 51 2014 CA 004419 ES of the Circuit Court of the SIXTH Judicial Circuit, in and for Pasco County, Florida, wherein U.S. BANK NATIONAL ASSOCIATION, AS TRUSTEE, FOR RESIDENTIAL ASSET SECURITIES CORPORATION, HOME EQUITY MORTGAGE ASSET-BACKED PASS-THROUGH CERTIFICATES, SERIES 2006-EM X6 is the Plaintiff and Julie A. Valdez A/K/A Julie Ann Valdez; Lake Padgett Estates Civic Association, Inc.; Tenant #1 N/K/A Phillip Valdez are the Defendants, that Nikki Alvarez-Sowles, Pasco County Clerk of Court will sell to the highest and best bidder for cash at, www.pasco.realforeclose.com, beginning at 11:00 AM on the 29th day of November, 2021, the following described property as set forth in said Final Judgment, to wit:
LOT 673, UNRECORDED NORTH GROVE ADDITION TO LAKE PADGETT ESTATES, BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS: BEGIN 2182.46 FEET SOUTH AND 2038.08 FEET EAST OF THE NORTHWEST CORNER OF SECTION 19, TOWNSHIP 26 SOUTH, RANGE 19 EAST, PASCO COUNTY, FLORIDA; THENCE NORTH 88 DEGREES 36 MINUTES 11 SECONDS EAST 93.07 FEET,
THENCE SOUTH 1 DEGREE 31 MINUTES 18 SECONDS WEST 143.76 FEET; THENCE NORTH 89 DEGREES 00 MINUTES 35 SECONDS WEST 93 FEET; THENCE NORTH 1 DEGREE 32 MINUTES 27 SECONDS EAST, 139.88 FEET TO THE POINT OF BEGINNING.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the clerk reports the surplus as unclaimed.
