NOTICE OF SALE PURSUANT TO CHAPTER 45 IS HEREBY GIVEN that pursuant to the Final Judgment of Mortgage Foreclosure dated August 16, 2022, entered in Case No. 2021-CA-001303 of the Circuit Court of the TWENTIETH Judicial Circuit in and for CHARLOTTE County, Florida, wherein U.S. BANK TRUST NATIONAL ASSOCIATION, AS TRUSTEE OF THE LODGE SERIES III TRUST is the Plaintiff and STEPHANE P. GAUDEMER and DAWN K. GAUDEMER A/K/A DAWN KIM GAUDEMER are the Defendants.
The Clerk of the Court, ROGER D. EATON, will sell to the highest bidder for cash, in accordance with Section 45.031, Florida Statutes, at public sale on SEPTEMBER 29, 2022 at 11:00 AM electronically online at the following website: www.charlotte.realforeclose.com, the following-described real property as set forth in said Final Summary Judgment, to wit:

including the buildings, appurtenances, and fixtures located thereon.
Property Address: 12034 Venetian Drive, Punta Gorda, FL 33955 (the “Subject Property”).
IF THIS PROPERTY IS SOLD AT PUBLIC AUCTION, THERE MAY BE ADDITIONAL MONEY FROM THE SALE AFTER PAYMENT OF PERSONS WHO ARE ENTITLED TO BE PAID FROM THE SALE PROCEEDS PURSUANT TO THE FINAL JUDGMENT.
