NOTICE IS HEREBY GIVEN Pursuant to a Final Judgment of Foreclosure dated April 20, 2022, and entered in Case No. 2016CA002448CAAXES of the Circuit Court of the Sixth Judicial Circuit in and for Pasco County, Florida in which The Bank of New York Mellon fka The Bank of New York as successor in interest to JP Morgan Chase Bank, N.A. as Trustee for Structured Asset Mortgage Investments II Trust 2006-AR7 Mortgage Pass-Through Certificates Series 2006-AR7, is the Plaintiff and HOA Problem Solutions 4, Inc. a dissolved Florida corporation, by and through Jimmy Chancey, its President, Dawn M. Clements, Grand Oaks Master Association, Inc., Michael H. Clements, Mortgage Electronic Registration Systems, Inc., as nominee for Countrywide Bank, N.A., Real T Solutions Investments, LLC, a dissolved Florida limited liability corporation, by and through Stephen T. Bybel, its Manager, Thomas Carren, Unknown Party #1 n/k/a Austin Sharpe, are defendants, the Pasco County Clerk of the Circuit Court will sell to the highest and best bidder for cash in/on online at www.pasco.realforeclose.com, Pasco County, Florida at 11:00 am on the September 19, 2022 the following described property as set forth in said Final Judgment of Foreclosure:
