NOTICE IS HEREBY GIVEN pursuant to an Order or Summary Final Judgment of foreclosure dated November 22, 2022, and entered in Case No. 362022CA003612A001CH of the Circuit Court in and for Lee County, Florida, wherein U.S. BANK TRUST NATIONAL ASSOCIATION, NOT IN ITS INDIVIDUAL CAPACITY, BUT SOLELY AS TRUSTEE OF THE TRUMAN 2021 SC9 TITLE TRUST is Plaintiff and KAREN ARCUNI A/K/A KAREN A. ARCUNI; UNKNOWN TENANT NO. 1; UNKNOWN TENANT NO. 2; and ALL UNKNOWN PARTIES CLAIMING INTERESTS BY, THROUGH, UNDER OR AGAINST A NAMED DEFENDANT TO THIS ACTION, OR HAVING OR CLAIMING TO HAVE ANY RIGHT, TITLE OR INTEREST IN THE PROPERTY HEREIN DESCRIBED, are Defendants, I will sell to the highest and best bidder for cash on Lee County's Public Auction website, www.lee.realforeclose.com, 9:00 a.m., on January 25, 2023, the following described property as set forth in said Order or Final Judgment, to-wit:
A LOT OR PARCEL OF LAND IN THE EAST ½ OF THE EAST ½ OF THE NORTHEAST ¼ OF THE NORTHWEST ¼ OF SECTION 10, TOWNSHIP 44 SOUTH, RANGE 24 EAST, LEE COUNTY, FLORIDA, BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS: FROM THE NW CORNER OF SAID FRACTIONAL SECTION, RUN SOUTH ALONG THE WEST LINE THEREOF, 807.72 FEET; THENCE DEFLECT LEFT 91 DEGREES 07'00” AND RUN EAST, 60.00 FEET TO THE POINT OF BEGINNING; THENCE CONTINUE EAST ALONG SAID LINE 60.00 FEET; THENCE DEFLECT RIGHT 91 DEGREES 07'00” RUN SOUTH 74.74 FEET; THENCE DEFLECT RIGHT 10 DEGREES 39'56” AND CONTINUE SOUTHERLY 103.24 FEET; THENCE DEFLECT RIGHT 72 DEGREES 45'00” AND RUN WEST 50.21 FEET; THENCE DEFLECT RIGHT 91 DEGREES 07'00” AND RUN NORTH 177.44 FEET TO THE POINT OF BEGINNING.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM BEFORE THE CLERK REPORTS THE SURPLUS AS UNCLAIMED. THE COURT, IN ITS DESCRETION, MAY ENLARGE THE TIME OF THE SALE. NOTICE OF THE CHANGED TIME OF SALE SHALL BE PUBLISHED AS PROVIDED HEREIN.
