NOTICE IS HEREBY GIVEN that on the 3rd day of January, 2023, at 9:00 A.M. at, or as soon thereafter as same can be done at www.polk.realforeclose.com, the Clerk of this Court will offer for sale to the highest bidder for cash in accordance with Section 45.031, Florida Statutes, the following real and personal property, situate and being in Polk County, Florida to-wit:
Condominium Unit 165, WINTER RIDGE CONDOMINIUM, together with an undivided interest in the common elements, according to the Declaration of Condominium thereof, as recorded in Official Records Book 3047 Page 2235, as amended from time to time, of the Public Records of Polk County, Florida.

The aforesaid sale will be made pursuant to the Consent Final Judgment entered in Case No. 2022-CA-002038, now pending in the Circuit Court of the Tenth Judicial Circuit in and for Polk County, Florida.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS.
